Brooks,” “we,” “our,” or “us”). By using this website, contacting us, requesting a quote, scheduling a pickup, or receiving services, you agree to these Terms.

1. Services & Service Area

We provide junk removal, appliance removal, furniture removal, cleanouts, and debris cleanup in Woodbridge, Virginia and surrounding areas (Prince William County and Northern Virginia). Availability may vary by route, weather, and staffing.

2. Quotes, Pricing & Estimates

• Non-binding estimates: Any price provided online, by chatbot, by text/photo, or by phone is an estimate and is not a final binding quote unless explicitly confirmed by us in writing or on-site.
• Final pricing: Final pricing may be confirmed upon arrival based on actual volume, weight, access (stairs, distance, tight turns), labor time, and disposal requirements.
• Changes: If the scope of items changes from what was described or shown in photos, the price may change accordingly.

3. Scheduling, Arrival Windows & Delays

We may provide estimated arrival windows. Traffic, job overruns, weather, and disposal line delays can impact timing. You agree that arrival times are not guaranteed and that delays do not create liability for K. Brooks Junk Removal LLC.

4. Customer Responsibilities

• Provide accurate address, access instructions, and item descriptions.
• Ensure safe and reasonable access to items for removal (clear pathways when possible).
• Ensure items are legal to remove and dispose of and that you have authority to request removal (owner, tenant, or authorized agent).
• Disconnect requirements: Appliances that are hardwired, plumbed, or connected to gas lines should be safely disconnected in advance by a qualified professional unless we explicitly agree otherwise.
• Secure pets, children, and valuables away from the work area for safety.

5. Items We Do Not Accept

For safety and compliance, we may refuse or require special handling/fees for certain materials including, but not limited to: hazardous waste, chemicals, paint, solvents, fuels, explosives, ammunition, medical waste, asbestos, and other restricted items. If unsure, contact us with a photo before pickup.

6. Donation, Recycling & Disposal

We aim to donate or recycle when practical, but we do not guarantee donation or recycling outcomes. You authorize us to transport and dispose of items at our discretion in compliance with applicable laws, including landfill, transfer station, recycling, or donation facilities.

7. Photo, Video & Property Condition

You may provide photos/videos for quoting. You represent you have the right to share them. We may also take jobsite photos for internal documentation, training, or dispute resolution. We will not intentionally publish identifiable personal information without consent, but you agree that internal documentation is permitted.

8. Website, Chatbot & Communications

This website may use automated chatbots and AI-assisted tools to collect information and provide responses. Chatbot responses are informational only, may be inaccurate, and do not create a binding agreement.

9. Payments, Fees & Non-Payment

• Payment is due at the time of service completion unless otherwise agreed in writing.
• If you decline service after we arrive, we may charge a reasonable trip fee (when applicable) based on travel time and scheduling impact.
• Non-payment may result in collection efforts and recovery of reasonable costs, including legal fees where permitted by law.

10. Cancellations & Rescheduling

Please notify us as soon as possible if you need to cancel or reschedule. Repeated last-minute cancellations, no-shows, or denial of access may result in a trip fee and/or refusal of future service.

11. Limitation of Liability

To the maximum extent permitted by law, K. Brooks Junk Removal LLC shall not be liable for indirect, incidental, special, consequential, or punitive damages, including lost profits, delays, missed appointments, or business interruption. Our total liability for any claim related to services or website use shall not exceed the amount you paid for the specific service giving rise to the claim.

12. Indemnification

You agree to defend, indemnify, and hold harmless K. Brooks Junk Removal LLC, its owners, employees, and contractors from any claims, damages, liabilities, costs, or expenses (including reasonable attorneys’ fees) arising out of your breach of these Terms, your negligence, unauthorized disposal requests, or prohibited items.

13. No Warranty

Services and website content are provided “as is” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, or non-infringement.

14. Governing Law & Venue

These Terms are governed by the laws of the Commonwealth of Virginia, without regard to conflict of laws rules. Any dispute shall be brought in courts located in Virginia unless otherwise required by law.
